故事是這樣的, 我最近要搬家, 花了兩天看了許多房子, 選了三間看得上眼的, 已經累得快往生了, 週末躺了一天一夜才恢復元氣
結果公司安排的安居 (Rellocation service)專員回報說
第一愛 : 房東已經何另一位捷足先登者開始討論合約, 除非兩邊談崩了, 否則我沒有機會
第二愛 : 這間就是問題所在了....請大家看一下下面這段話
- The property management company of the house in Aldekerkstrasse 5 is a so called “Genossenschaft” (cooperative)
- Instead of paying a security deposit you have to sign up for “shares” of the cooperative of Euro 2.000
- As only private persons can sign up for these shares, the contract would have to be on your name. It can’t be a company contract through Company.
- Company would accept if you decide for this model but they don’t recommend to do so.
- You would get the English commentary, we would do the hand-over together etc – nothing changes about RSB’s support during the HomeSearch/ Move-In period
- The kitchen will be provided by Company
- Company won’t support you during your move-out. You have to take care of renovation, hand-over etc by yourself and you have to discuss the details of the refund of the “shares” yourself.
- The contract for the flat can be cancelled with a three months notice.
- The security deposit/ shares only can be cancelled to two years later to the end of a year. F.e. you are cancelling the contract in May – the rental contract will be terminated by end of August 2009, the shares of euro 2.000 only can be cancelled by the end of December 2011. The cooperative will pay the Euro 2.000 finally back in summer 2012.
安居專員的英文不是很好, 但基本意思就是說如果我真的好愛這一間, 公司就不會代表我去簽約, 公司就只肯幫我出仲介費跟安置廚房, 等到我要搬走公司只會把廚房拆走然後就放我自生自滅
我跟老公討論了很久,因為第一愛競爭失敗已經很槓, 又真的很愛這第二愛遠勝第三愛, 我們覺得要放棄這間很痛苦...
請問一下, 網站上有人接觸過這種叫做 Genossenschaft 的公司嗎 ? 接觸到的人最後全身而退的嗎 ? 還是最好試都不要試?
還有, 我的安居專員是在話虎爛還是真的有這回事 ? 房仲公司真的可以扣著押金 (雖然他是說這不是押金是變成股東 ) 兩年嘛 ? 法律允許嗎 ?
我是真的不能明白這種制度的好處, 會有很多房東選擇把房子給這種公司管嗎 ? 不會變得很難出租嗎 ?
請大家有經驗的有這方面知識的緊急支援一下, 我的安居專員說他建議我星期三要決定是否開始跟第三愛進行接觸....
